Connecticut#204 - New project: new farmers welcomed! Start-up 18 acre flower and organic vegetable farm development. Need experienced people to work on a cooperative basis. My land and their "venture capital of willingness, knowledge and experience" combined with my business development experience are a good match. (revised 8/9/04) #282 - Farm in central CT for eventual sale, lease, rent or farm manager: 89 acres on both sides of a state highway consists of several fertile, fairly level fields of about 15 acres formerly used for vegetable farming, cattle pasture and hay production. The remainder of the land is in woodland, rockfalls, and wetlands with a small stream. Land has been farmed by the same family since 1910; land has lain fallow for 50 years but has been cut regularly to keep it open. There is a newly-renovated house on the property as well as two barns, a chicken coop, and a small roadside store. Centrally located in the state, and convenient to major highways, acreage provides a large expanse of open fertile land suitable for a wide variety of farm ventures. #312 - Well-established large-scale agritourism business in southwestern CT seeks lessee or farm manager: includes thirty-acre pick-your-own orchard and farm market with bakery, florist, five-acre animal park and extensive suite of buildings and equipment, including large farmhouse. Applicants should have strong pomological and business background along with mechanical knowledge and good interpersonal skills; college background would be a plus. Owners intend to retire in several years and seek long-term commitment from potential entrepreneur. #317 - Farm in northeast CT for rent, lease or farm manager: 55 acres, of which about 30 are hay fields, lawn, orchard, and garden, and the remaining are wooded with a stream and trails. Buildings include a large house, subdivided into main living space and two apartments, attached garage with large office area above; two new, large barns with space for hay curing, equipment, stalls, tack and workshop, and with a fenced paddock area between the two barns. All haying equipment and trailer will remain on the premises. There are two additional fenced pastures and many riding trails on this property and adjoining ones. Originally set up as a draft horse farm, this well-maintained property could easily be converted to other uses, with immediate revenue stream available through the apartments and hayfields. #318 - About ten acres of tillable land in north-central CT for rent or lease: the property, continually farmed since 1870, includes six certified-organic acres with well, a large barn with a retail shop and walk-in cooler on the first level, a new 30x90 greenhouse with heat and water and a farmhouse with two apartments currently occupied for which lessor will have first refusal when available, all located on well-traveled route. Maine#323 - Organic saltwater farm in Sedgwick, ME for sale: includes 8-9 acres of organically-maintained growing fields with a gentle slope to the south and east, with virtually rock-free silty loam soil; over an acre of organic lowbush wild ME blueberries; a small strawberry and raspberry patch; a mature, very productive apple orchard with a variety of heirloom apples; about 25 acres of mixed woods; about 10 acres of salt marsh, a fine source of salt hay for mulch, all taxed at very favorable rate. Buildings include a three-bedroom farmhouse, garage/shop and two storage sheds, located on well-travelled road with 800’ of frontage for potential farm stand. Asking $395,000. FOR OTHER OPPORTUNITIES IN MAINE VISIT MAINE FARMLINK Massachusetts#222 - Experienced farmer for long-term lease commitment in eastern MA: 3+ acres of historically-farmed sandy loam maintained as open mowed meadow. Bounded by perennial Ft. Pond Brook for irrigation with good, Martin St. road frontage and neighborhood location. General farm plan has local and state permit approvals. Suitable for: CSA, fruit orchard, berries, annuals, perennial crops, wildflowers, hay or grazing. Located close to Rte. 2, South Acton MBTA commuter rail stop, and Rte. 495. #227 - Approximately 30 acres located in Central Mass. Comprised of 20 tillable acres, 3 pasture, 7 woodland, and a small pond. The current owner has done extensive work stewarding the land, including regular manure applications to the fields, keeping the stone walls free from brush and seedling encroachment, and restoring the mid-1800's barn and its stone foundation. The owner would like to work with a motivated farmer committed to continuing the stewardship of the farm. Enterprise opportunities may include; tree fruits/nuts, small fruits, herbs, flowers, vegetables, greenhouse production, livestock, etc. Owner is interested in developing a plan and gaining assistance through the Farm Viability Program in Massachusetts to establish an enterprise with a prospective partner. To qualify for this program the partner would need to provide agricultural credentials, a passion for stewardship, and a desire to develop a profitable agricultural enterprise. A two-bedroom farmhouse (completely renovated) could possibly be available or potential farmers could locate or build their own housing. Beginning farmers are encouraged to apply. My latest idea is a focus on organic directions as well as agritourism. I believe that for the proper idea - good credentials and hard work - significant and sufficient funding would be available. At this time the availability of funding through the Massachusetts Agricultural Viability program is one of the many keys to this opportunity. #259 - Hilltop market garden in west-central MA currently with two acres of prepared beds, orchard, small CSA, hoophouse, barn, goats, berries, etc. seeks serious full-time, organic farmer or trainee to collaborate on the development of our farm enterprise. We're looking to share the planning, labor, joy, money and heartaches of our working micro-farm with another serious grower this season and beyond. A teacher/grower, his wife (singer, dancer, and body worker), another couple and seasonal interns live on the homestead. #266 - Ten to fifteen acres of prime agricultural soil, mostly Hadley sand loam, for rent or lease in western MA: the 50-acre farm was previously a dairy and had vegetable and tobacco crops about 50 years ago, then used for hay and grazing for 25 years and hay only for the past twelve years with no chemical fertilizers or pesticides for at least 25 years. Owner has permission and a design to rebuild the barn. The land has significant water resources that are not yet developed: springs, a nearby river, and some shallow wells. There is both private and shared rental space on the site, and possibly a building lot as part of a more comprehensive community venture. #281 - Chapter 61A land in western MA for rent or lease: 50 acres are cleared of which 20 have grown corn for 75 years, plus 30 acres of woodland. The land is flat with fairly heavy, wet soil and a small farm pond. There is easy access to two main roads in an affluent area of Hampden County. Possibilities include pick-your-own, small fruit, vegetables, roadside stand, grazing, hay or forage crops; there are no structures available. #286 - Up to six acres of prime agricultural land in central MA available for long-term lease to experienced organic grower. Land is part of an APR farm and is presently in organic hay production (not certified). A small uncertified organic orchard adjacent to the property is not inlcuded in the lease but the fruit would be available for retail. This is an ideal site for a pick-your-own operation or a CSA. There is the possibility of leasing further acreage on the property for grass-fed livestock as well. There is no housing available on the property but there are many rental units in the surrounding area. #296 - Forty-six acre farm in western MA for immediate sale: 44 acres of APR land with stream, small river and beaver pond include 29 acres of harvestable woodland. The fifteen acres of excellent tillable land are currently in corn with APR assessment available. Property includes large barn and old brick farmhouse in good condition with three bedrooms, two full baths, large living room and screened-in porch with large yard and above-ground pool with large deck. House can be heated with wood furnace or oil. There is a one-acre building lot as well. Property is located on the rural part of good-sized town with possibility of CSA. If responding with email, include property reference in subject line. #300 - Farm specializing in natural beef for sale in south-central Massachusetts: land can be purchased with or without the substantial retail and wholesale business already in place. Owner will consider other options such as lease for this 30+-acre river-front property with another 20 acres presently leased. All necessary farm structures are in place: fencing, barns, internal roads, accessible water, and small updated three-bedroom house. Land is also suitable for sheep or horses. #301 - Farm for sale in western MA: property is 108 acres, of which about 40 are tillable. Previously used for vegetables, hay and tobacco, it includes a pond, and nearby rivers can supplement for irrigation if necessary. Buildings include a ten-room, 1830s house, two tobacco barns, and a hay barn with extension on back. Land, except 1.8 acres surrounding the house, garage and hay barn, is under APR, and is near several towns and a major highway. #303 - Fully-developed organic cranberry operation in eastern MA, certified since 1992, for sale or lease: twenty-three acres includes three in bog and another ten with agricultural potential; operation leases an additional six acres of bog. A spring-fed river on the property open year-round provides irrigation water. Property includes a two or three-bedroom farmhouse that houses the processing space; a chicken house; and two storage or animal sheds. The operation has all the necessary agricultural and sorting/packaging equipment. A 1,000+-member customer base, both wholesale and retail, has been developed over fifteen years with considerable potential for additional internet sales via a website already in place. Owners wish to sell the whole property, business and bogs only but are willing to consider other options, including staying on as consultants if necessary. #305 - Historic herb and berry farm in east-central MA for lease, rent or farm manager: dating from 1782, it offers 10+ acres of available planting space, ideal for herb and perennial cultivation including pot-in-pot field operations, with farm pond and large double English barn available. Property is on a large primary thoroughfare with easy access to major routes and about 1,000 feet of road frontage. Owner/managers seek to re-create living history aspects of subsistence farming in the 1700s on a small scale, similar to that shown at www.1771.org. Owners would ideally like to team the LLC with one or more 501c3 non-profit organizations to promote education of sustainable farming practices, past, present and future. #307 - Five-acre property in southeastern MA for sale or lease: includes 50-stall horse barn with indoor/outdoor riding arenas and acres of green turn-out. A 3+-bedroom ranch house is on the property and can be included in the arrangement. Owners have twenty-year lease on 80 surrounding acres as well, and the informal use of another 200 acres for riding purposes. There are presently 25 boarders in the barn some of whom can be moved if necessary. Property presents unusual opportunity with a good amount of available land near urban centers and major routes. #308 - About four acres of land in western MA for lease or rent: former pastureland, pesticide-free, the land has been mowed twice a year. There is a small barn, access to town water, and a tractor is available.
